Construction documentation drawings are the bond between building design and the physical project form. In this phase, Arconcepts creates drawings setting forth the detailed requirements of the construction of our client’s project. Construction documentation drawings are a critical element of the construction process and the architect’s contribution to the physical product of the design expression.
Complementary to the construction drawings, construction documentation specifications are the written description of the project. Arconcepts outlines the level of quality and standards to be met during construction of the project. Specifications define the requirements of materials and products integrated within the design.
The reality of building systems, their engineering and their ultimate functional use in our clients’ projects is an intense process. Arconcepts, together with our in-house and consulting engineers, develop systems that will answer the needs of the end users and provide a mentally and physically satisfying environment. Engineering systems include Mechanical Systems (HVAC/Plumbing), Electrical Systems (General Power/Lighting Systems), Structural Systems, and Civil Engineering Coordination.
LEASING | PROPERTY MANAGEMENT CONSULTING SERVICES
In today’s marketplace, property owners and managers require and appreciate the expert guidance of design professionals who understand the concepts of real estate and design. Understanding our clients’ facility, tenancy, use, and overall function provides us the opportunity to become a member of the team early in the design | leasing process, thus avoiding potentially costly misunderstandings between any given parties.
Understanding a property’s Rentable (RSF) and Usable (USF) Square Footage and determination of Rentable Factors and lease rates begin the “identity” of a facility and it’s comparison to other buildings in their Class. In any given facility in which Arconcepts is commissioned, we work very closely with the Sales & Leasing team in determining the methodology in which Rentable Rates will be derived and how they will be applied to their facility. Arconcepts develops standards for many facilities and understands that BOMA Standards are a calculation methodology published by the Building Owners and Manager Association in an effort to insure accurate comparisons between buildings. However, BOMA Standards are only guidelines, thus providing Arconcepts the opportunity to provide our clients with a conceived standard for their own building (known as “Modified BOMA Calculations”) which maximizes the rentable and usable areas within their building. It is our ability to understand our client’s needs and determine which method is most practical under each circumstance that makes Arconcepts a leader in this process.
ARCHITECTURAL CONSTRUCTION MANAGEMENT
As a method of maintaining relationships with our clients, Arconcepts performs individualized construction management services for various clients. By acting as the client’s representative during this phase, Arconcepts creates the ability to better control the project construction schedule and improve integration between design and construction, resulting in savings of project costs.
Arconcepts engages in construction procurement on various projects. Our activities include assisting our client in obtaining competent and competitive construction services. Arconcepts prepares bid packages, Request for Proposals (RFP’s), Request for Quotations (RFQ’s), as well as supports the selection, negotiation and contract award process for our clients.
ADMINISTRATION OF THE CONTRACT FOR CONSTRUCTION
The continual involvement of Arconcepts during the construction phase helps assure our clients that the completed building will reflect our original design intent, and further ensures the quality of material and workmanship. Arconcepts becomes the owner’s representative. As the owner’s rep, Arconcepts endeavors to guard the client against defects and deficiencies in workmanship as we observe the process of construction for conformity to the original construction documents, specifications and hotel contract.
